Newbury: 14,600 sq ft office space comes to market

Weir House offers significant savings as Newbury continues to prove popular.

 

14,640 sq ft (1,360 sq m) of Newbury office space has come to the market through national commercial property consultancy, Lambert Smith Hampton (LSH) and the Basingstoke office of Baker Davidson Thomas.

Weir House’s position within the Overbridge Square Business Park development is approximately two miles to the east of Newbury town centre, and just 400 metres from the main A4 trunk road. The building is a detached, two-storey design with 55 on site car spaces, air conditioning, raised floors, a canteen and existing fit out arrangements.

The joint agents are offering the building as a whole or in floors of 7,255 sq ft (674 sq m) and 7,385 sq ft (686 sq m). The rent is set competitively at £12.50 per sq ft, with around five years remaining on the lease term.

Richard Thomas from Baker Davidson Thomas commented: “Newbury’s office market performed very well in 2009, with the forecast for 2010 appearing positive. In marketing the property we will be tapping into demand from existing local occupiers, as well as relocation requirements from more expensive commercial centres in the region. ”

Tom Fletcher, associate director at LSH’s Reading office, added: “Newbury’s position at the western fringe of the Thames Valley, and therefore more distant from Heathrow, means that its prime rents are significantly less that other locations. Newbury therefore benefits from occupiers seeking to lower their occupational costs, and there is certainly evidence of movement from larger regional centres.”
