Slough: SEGRO plans major HQ building

SEGRO has launched one of the most prominent development opportunities to be created through its Vision for the Future masterplan for Slough Trading Estate.

As part of the masterplan, a new 130,000 sq ft Grade A Headquarters building is planned for Bath Road, one of the UK’s most popular HQ locations for multinational corporates. Currently, almost one in six, or 16%, of firms based at Slough Trading Estate use their premises as a headquarter facility, including Mars, Black & Decker, O2, LG, Research in Motion, UCB, Lonza, Fiat, Ipsen, and John Crane, among others. The estate is equally a regional hotspot for foreign direct investment, with the rate of foreign company ownership sixteen times higher than the regional average.

The site of the proposed new building, which is currently occupied by SEGRO, is located at the junction of Bath Road and Leigh Road. As part of the plans, SEGRO’s operations will be relocated within the estate.

A BREEAM ‘Very Good’ rating will be targeted for the proposed new HQ, which will incorporate five large open floorplates of 25,000 sq ft each, complimented by a spectacular atrium entrance. Over 400 car parking spaces will also be provided as part of the development.

Kate Dean, regional director, Offices at SEGRO commented: “With its proximity to major road, rail and air hubs, Bath Road is one of the most accessible locations in the South East, making this a particularly interesting prospect for international businesses. This is an exciting time for organisations looking to join the estate’s thriving business community, as we prepare for the latest phase in its evolution.”

As part of the ‘Vision for the Future’ masterplan, SEGRO achieved planning consent in October 2010 for development along Leigh Road including 150,000 sq m of office, leisure and amenity space. SEGRO has since submitted improved plans that will provide two traffic-free plazas incorporating new offices, two purpose-built transport hubs, two hotels, convenience shops, restaurants, cafes, a conference centre, leisure facilities, start-up office space and a dedicated skills and training centre – Slough Aspire.
