Lymington: JLL to market first spec office building in town for a decade

A new Grade A speculative office building being constructed along the South Coast is set to be completed in the next few weeks, with JLL now appointed jointly with Warwick Martel to market the space for let.

Stirley House in Lymington, located between Southampton and Bournemouth, is in a prominent position on the main ring road around Ampress Industrial Park. It is the first speculative office building to be built in Lymington for at least a decade.

The large open-plan offices benefit from secure parking, excellent transport links, proximity to local amenities and onsite bicycle and shower facilities.

The property has a ‘Very Good’ BREEAM rating, which is an international benchmark for building sustainability. There is 2,500 to 13,150 sq ft of Grade A office space available at Stirley House.

Nella Pang, associate director at property consultancy JLL in Southampton, said: “It is excellent to see a brand new building of such high quality being constructed along the South Coast, which suffers from an acute lack of office space. While we have seen industrial new builds come out of the ground in recent years, it has been some time since a speculative office building has been built.

“We have already had interest from local businesses in taking office space in the Lymington area, and this particular building has plenty to offer in terms of its facilities, nearby amenities and transport links. It also backs onto a nature reserve, giving it an excellent aspect.”

Roland Gibbins of Westfield Developments, the developer and owner of the site, said: “We are delighted to be nearing completion on this exciting high quality constructed office building next to Lymington river with attractive views. 

“The design ensures bright, airy offices with lots of natural light, as well as making sure the space is flexible and meets tenants’ requirements. We’ve used local businesses where possible during the construction to improve further on the building’s environmental credentials.

“Full modern facilities have been included such as multiple lifts, cooling and natural air ventilation systems, high thermal insulation as well as U.V. protected double glazing and 50 parking spaces.”

Simon Martel, director at Warwick Martel, said: “Stirley House is in a tranquil position on the eastern boundary of Ampress Park with a riverside outlook and planted perimeters with natural country hedging. The building also benefits from its own solar PV generation and it has some great outdoor seating for staff to enjoy. We are pleased to be able to bring such a rare opportunity to the market.”

Stirley House is available as a whole or can be offered on flexible floor plates to meet occupier requirements at a quoting rent of £18.50 psf.
