South East: Rates hike creates significant occupancy costs differential between London and Thames Valley
Occupancy costs in Bracknell, Basingstoke and Slough are now as much as 80% lower than the West End Core and up to 35% less than nearby Uxbridge, Maidenhead and Reading, according to Thames Valley specialist RARE.
According to RARE's SEAT survey Q1 2017 the recent Business Rates revaluation has significantly influenced the figures with some towns experiencing increases in rates of over 40%, while other towns have seen a rates reduction.
The 'green seats’ in the report (pictured) represent the best value for occupiers and also highlight where the opportunities are for investors and developers.
RARE writes: "Migration of businesses outward along the M4 and down the M3, is noticeably increasing, driven by cost savings and better transport connections, which bring London and Heathrow within closer reach.
"With fewer compromises and more obvious benefits the business case for the region is now even more compelling."
