Southampton: HJS Essentia upsizes to new offices after deal brokered by JLL

IT and communications company HJS Essentia has moved into larger offices to accommodate its growth after securing space in Southampton’s prime business district in a deal brokered by leading property consultancy JLL.

HJS Essentia has agreed to sub-lease 3,092 sq ft of space on the ground floor of Alleyn House, in Carlton Crescent. The company has relocated its 16-strong team from its previous offices just around the corner at Carlton Place.

HJS Essentia’s new offices at Alleyn House were previously occupied by BNP Paribas Real Estate.

Nella Pang, associate director at JLL in Southampton, who acted on behalf of HJS Essentia, said: “We were able to negotiate a relatively quick deal for HJS Essentia, which has taken a sub-lease of BNP Paribas Real Estate’s existing lease.

“The deal has been secured as the region’s office market continues to benefit from the improving UK economy, which is promising after a long period of subdued activity.”

James Gibson, managing director at HJS Essentia, said: “As a result of recent growth and future plans for further expansion, we decided to upsize our office space.

“We were delighted we were able to secure well-presented, modern offices space at Alleyn House, which is only a stone’s throw from our previous offices, allowing us to maintain easy access to excellent transport links and city facilities.

“We were very impressed with the service we received from JLL; Nella was efficient, knowledgeable and well-connected, ensuring our move was a successful one.”

The proximity of Alleyn House to HJS Essentia’s previous offices also means the company benefits from being nearby to its associated businesses, which are still based at Carlton Place.

Alleyn House is based within Southampton's main business district with easy access to retail and banking facilities. Additionally, the Law Courts, Civic Centre and city centre amenities are all within close proximity.

The offices benefit from excellent communication links with good public transport facilities.
