Surrey: Aviva/Crest launch major office campus

Crest Nicholson and Aviva Investors have launched a major M25 office location to market, Longcross Park, a proposed 850,000 sq ft grade A modern office space and data centre development, close to Wentworth, Surrey.

The scheme will include retail, food and beverage and leisure including a gym and childcare facilities.

The park, which is 20 minutes drive from Heathrow, is being marketed on a pre-let basis with build-to-suit options ranging from a single building to an entire campus to incorporate spaces from 30,000 sq ft upwards.

A 12,000 sq ft “Discovery Building” will offer a focal point for the whole community, housing a coffee shop, delicatessen and studio space.

Longcross Park is also an Enterprise Zone, the closest to Heathrow, with the ability to offer business rate exemption to eligible occupiers.

Crest and Aviva said businesses locating at Longcross Park would benefit from a dedicated train station with regular services to Reading and London Waterloo, and which was undergoing a £1.45 million enhancement programme. The M25 and M3 are accessible within a 10-minute drive time.

Longcross Park is part of the 300-acre Longcross Garden Village. The first phase of residential, Upper Longcross (108 homes), was launched to market in April with residents now living there.

Longcross Garden Village is a major place-making project that will provide a total of 1,700 homes in addition to community facilities such as a school and an 85-acre country park. It is anticipated that the development will create approximately 5,000 jobs.

The site has a long history as being a significant source of employment and the development of Longcross Park will ensure the area remains a key employment zone and economic contributor to the wider region.”
