Specialist business property adviser, Christie & Co has brought to the market The Yew Tree in the unspoilt Hampshire village of Lower Wield, five miles from the market town of Alton.

Occupying a two-storey detached property directly opposite the village cricket pitch, this large 17th century pub benefits from period features including wooden beams, flag stone flooring and open fire places. Comprising an open-plan bar and restaurant for 42 covers with a central bar and fully equipped commercial kitchen, the pub also boasts self contained two bedroom owners’ accommodation with living room, bathroom and kitchenette.

An attractive wrap around trade garden features to the front and side of the building, with bench seating for approximately 50 covers and a private garden for owners’ use. Two car parks are positioned on either side of the pub, together accommodating up to 40 vehicles.

Having been owned and operated by Tim Gray for the past 14 years, The Yew Tree has undergone significant refurbishment, building up a strong reputation as a well presented and popular food led establishment. Gray commented: “I have loved the 14 challenging and rewarding years at The Yew Tree, a beautiful country pub in a friendly village that supports its local and I look forward to handing over the reins and keeping the hub of the village going.”

Richard Wood, senior business agent at Christie & Co, is handling the sale and commented: "The Yew Tree presents a fabulous opportunity to acquire a pretty village pub in an unspoilt rural location with a strong local following. The business is currently closed on Mondays giving a new operator the chance to build upon current trade by extending the opening hours. Subject to planning, there could also be an opportunity for a new owner to expand the site.

“Due to the demand we have experienced on other transactions in this desirable area, we are expecting a high level of interest in this business.”

Christie & Co is seeking an asking price of £145,000 for the leasehold interest.
