Segensworth: Large logistics space goes to market on M27 corridor

Warehouse and logistics players have a rare opportunity to expand on the South Coast as one of the largest units of its kind along the M27 corridor in Hampshire is now available.

Commercial property consultancy Vail Williams LLP has been appointed joint agents with Philip Marsh Collins Deung for the 74,900 sq ft unit at 36 Brunel Way, Segensworth Industrial Estate, Segensworth, near Fareham.

Philip Holmes, a partner working for Vail Williams’ Solent region, said: "This is a significant instruction as part of our successful track record in consultancy for the buoyant warehouse and logistics sector.

"Demand for this kind of large space is likely to rise because of the UK’s growing fulfilment industry, fuelled by e-commerce and one-day shipping.

"Online purchasers increasingly expect delivery within hours of ordering – and the only way to do that is to have last-mile delivery, with goods hubs being close to major conurbations such as Southampton and Portsmouth.

"With supply chains changing up a gear because of this consumer trend, 36 Brunel Way provides a rare opportunity for warehouse and logistics operators to expand on the doorsteps of two cities with a combined population of nearly 470,000 people.

"It may well be that major retailers could utilise the space to complement their clicks-and-bricks model – recent figures show that 77% of UK adults have brought goods or services online, with Millennials leading the digital cavalry charge.

"There are other strategic aspects, from the two international city ports being within an hour’s drive, to easy access from junction 9 of the M27 and, 11 miles to the east and towards London, the A3(M)."

Holmes continued: "Demand for this kind of commercial space is high and there is a distinct lack of supply of suitable property along the M27 corridor."

Built in the late 1970s, the property is a self-contained, triple-bay warehouse /industrial unit which benefits from three-phase electric and mains utilities, roller shutter doors, electric charging point, covered loading area, a secure yard and 77 car parking spaces.

There is a single-storey office building to the front, with a corridor connecting the office space to the warehouse area. Additional office space has been created in part of the warehouse area.
