The 120,000 sq ft development in Slough is in line to be the first office building in the UK to achieve the global WELL Building Standard certification.

The-Porter-BuildingDeveloped by the partnership between Landid and Brockton Capital, the contemporary workspace, which is directly opposite Slough Station, is already attracting interest from the next generation of discerning occupiers, including Fiserv, a global leader in financial services technology solutions, which has pre-leased the entire first floor, comprising 28,400 sq ft.

Fiserv, a NASDAQ-listed business, which has over 12,000 clients in more than 80 countries and a market capitalisation of c$26 billion, will move from its current premises at Stockley Park, near Hayes, to Slough, where the company will benefit from even faster connections into Central London when the Elizabeth Line opens in 2019.

Chris Hiatt, Landid director, said: “The Porter Building brings a completely new kind of workspace to Slough, with a contemporary and dynamic work environment that meets the growing demand for high-quality, well-connected office buildings for the next generation of occupiers in the western corridor.

“The workspace will positively impact on business performance, through staff retention and attraction, wellbeing and productivity and will meet the aspirations of the very best talent. We are excited to open the doors and can’t wait for occupiers to move in and bring the space to life.”

Tony Edgley, partner at Brockton Capital LLP, said: “The Porter Building is the epitome of connectivity. Slough is not only the hub and nexus of the UK ’s fibre network providing speed, resilience and huge carrier choice, but it also boasts doorstop access to the M4, M25, Crossrail, Heathrow, London, Oxford and Bristol.

“Complementing connectivity with contemporary, efficient, amenity-rich space, designed to the highest standards of WELLNESS, is the modern checklist for office space criteria for the next generation of occupiers.”

Designed by architect TP Bennett, The Porter Building is undergoing certification for the WELL Building Standard, an international performance-based assessment methodology grounded in medical research that is exclusively focused on human health and wellbeing in the built environment.

Although a handful of major UK office developments currently under construction have registered for the rating, WELL certification is only achieved upon project completion and to date no building has attained WELL Core and Shell certification in the UK. With The Porter Building now complete, it is set to be one of the first UK office buildings to attain the rating.

As well as setting a new bar for wellbeing, The Porter Building also boasts great connectivity, having been awarded a Platinum ranking – the top award – through global digital connectivity rating scheme WiredScore, and has achieved a BREEAM sustainability rating of ‘Very Good’.

Offering 111,000 sq ft of flexible office space over 5 floors, The Porter Building features a double-height reception with two restaurant/cafés that will spill out onto the pavement in front of the station, providing a new amenity for the public.

On the 5th floor, a 2,000 sq ft communal roof terrace will allow occupiers to socialise, collaborate or host events – offering views over Slough town centre and the surrounding countryside – while an atrium filled with natural light is designed to reduce stress, enhance creativity and clarity of thought, as well as improve wellbeing.

Directly opposite Slough Station, The Porter Building offers connections into London Paddington in just 17 minutes – and when the Elizabeth Line arrives in 2019 journey times into Bond Street will reduce to just 32 minutes.

The building also features 100 car parking spaces with 10 electric vehicle charging points, and 100 secure bicycle spaces, showers and lockers for the ever growing number of workers who like to ride or run to work.

In addition to The Porter Building, the Landid/Brockton JV portfolio also includes The Charter Building, Uxbridge, and Thames Tower, Reading. The partnership is the most active office developer in the western corridor, combining outstanding contemporary design, character, connectivity and sustainability to create market-leading workspaces aimed at modern businesses.

CBRE and Knight Frank are the letting agents for The Porter Building.

CBRE are providing WELLNESS advisory and certification services.
