A site in Totton, Southampton, will be brought back to life with new office and retail space following its acquisition by leading independent property developer Dandara.

The three-storey office building formerly known as Roman House, on the Calmore Industrial Estate, Salisbury Road, will become home to Dandara’s new southern region headquarters as part of the scheme.

The regeneration scheme will also create additional vacant office space and the potential for a drive-through and convenience store.

The site was acquired for Dandara by South Coast commercial property specialist Lambert Smith Hampton (LSH). Vail Williams acted as selling agent for Arena Business Centres.

LSH and Vail Williams are instructed as joint agents to market the proposed scheme, which will now go through the planning process.

Andy Hodgkinson, director – office advisory at LSH, said: “This acquisition paves the way for the complete regeneration of this site, creating a new base for Dandara in the south and significant potential for additional employment in the area.

“The site is well-positioned close to the M27 and A36 and will be developed to a high standard, transforming a run-down building and surrounding area into a scheme with substantial economic benefits. We are excited about this project and extend a warm welcome to Dandara.”

Nik Cox, partner at Vail Williams, said: “There is relatively little office space available to the west of Southampton. Dandara’s plans to add much needed high quality offices along with amenities for the scheme and the wider area will prove to be an attractive addition to the market.”

Ian Beal, managing director, Dandara, said: “We are absolutely delighted to have secured this site which has been run-down and neglected for some time.

“The fact we intend to make this location our new southern region base speaks volumes of our perception of the scheme. We are continuing to expand our southern region business and will be ideally placed to cover our operating areas of Dorset, Wiltshire, Hampshire, South Berkshire, Surrey, West Sussex and Brighton. We are still actively looking to buy land and, in addition, are able to offer some great career progression opportunities within the company.”
