Southampton: Substantial interest expected for major industrial unit

One of the largest available industrial/warehouse units in south Hampshire has been acquired by TH Real Estate. The 125,255 sq ft unit at Hounsdown Business Park, Southampton has been named Optima 125 by its new owners.

The unit has undergone a slab-to-ceiling refurbishment and is now available for immediate occupation. As well as the usual institutional specifications of the building, outstanding features include a significant power supply, great car parking capacity and a fully installed sprinkler system. TH Real Estate will shortly add further car parking capacity and various environmental features such as electric car charging points and solar panels. Lambert Smith Hampton (LSH) and Knight Frank have been retained by the owners as joint letting agents.

Adrian Whitfield, director, industrial and logistics at LSH’s South Coast offices, said: “It is extremely rare for a unit of this size and quality to become available in the region – we believe Optima 125 is the largest unit of its kind currently on the market. As well as its size and location, the property has a number of outstanding features including a significant 1500kVA electricity supply.

Optima 125 is self-contained on a secure 6.65-acre site with a highly-visible frontage to the A326 dual carriageway. Immediate neighbours include Garmin’s European headquarters and Ferrari servicing specialist Meridien Modena.

I was drawn to the location being a stone’s throw from Southampton Docks and the City Centre as well having very easy access to the motorway network.
